Moe founded Kokomo's Suntanning & Swimwear Outlets Inc. in Southwestern Ontario, Canada. Kokomo's, with only two locations at the time, and a vision to “provide an affordable luxury where everybody can feel better about themselves”, grew into one of the most recognizable brands in the area. It represented the premier collection of indoor mega-salons in the country and by 2012, Kokomo's boasted eleven locations and over eighty-five employees.

In early 2020, to supplement lost revenue in his other ventures due to the pandemic, Moe and his team conceived the idea to open a ghost Bubble Tea store. With tremendous success, he decided to open a second store. In late 2021 the concept blossomed into a franchise for the Greater Toronto Area. Now, there are six stores open and another five in development. In early 2022, locations will be opening inside Freshco stores across Canada.

Review FDD and Get Qualified

We want you to make an informed decision, so we provide as much information as possible to help you learn what to expect as an owner. You will receive our Franchise Disclosure Document (FDD), which contains a lot of information about the concept, its operations, and the agreements you will sign to become a franchise partner. If you are in need of financial assistance, we will be happy to introduce you to our preferred lenders.

Pre-Discovery Day Meeting

Before you can become approved for to attend a Discovery Day with the franchisor, your Director of Development will conduct a Pre-Discovery Day interview with you to further qualify your interest, expectations, and suitability before both parties invest their time and expense in the Discovery Day event.

Schedule a Discovery Day

Now that you have been financially approved, you will be invited to attend a Discovery Day event. Discovery Day is showtime, so the better prepared you are, the more successful the results will be. During this day, you will visit a few of the concept’s locations and meet the key teams that support the business. The Discovery Day should validate your interest in the franchise you want to own and confirm that it a mutually good fit for both you and the franchisor.

Discuss Territory & Franchise Agreement

After your Discovery Day and if you are approved, you will be given the franchise agreement, a legal document between the franchisor and you (the franchisee). It explains in detail what the franchisor expects from you, as a franchisee, in the way you operate every facet of the business. The franchise agreement will designate the territory in which you will operate and outline any exclusivity rights you may have.

Sign the Franchise Agreement

At this point, you’ll have a clear idea of the road ahead and how to own a franchise business. Signing the franchise agreement indicates that you agree with all of the concept’s terms, including those laid out in the FDD. After receiving your franchise agreement and waiting seven calendar days, you will then execute your agreement and send in the initial franchise fee of $25,000 plus HST. Once the agreement and franchise fee have been received and finalized, you will be an official franchisee. Congratulations, you have made the decision to Rule Your Future as a Mo’Cha Bubble Tea franchisee!

Begin the Onboarding Process with Franchisor

Each franchise business has their own proven systems and processes so it’s critical that you follow the process you just invested to acquire. Attend the franchisor’s training and hire the staff, as per the franchisor’s instructions. During the onboarding process, your franchisor will discuss all the steps involved with opening your store, including budgeting, financing, planning, construction, and more. Training will take place closer to your store opening. This is a two-week, required class held at our Home Office for all franchisees and/or managers. This comprehensive, hands-on course will familiarize you with our core product knowledge and our operational systems. 

This is also the time to begin the site selection process, which is the first step towards getting your doors open. When you have done all of this, you are ready to open your franchise business!

Location Requirements

As a new Mo’Cha Franchise Owner, you will want to select a location that meets the following guidelines:

Strong vehicular and/or foot traffic

Franchise locations typically draw the most patronage when the store is easily accessible on foot or by car with ample parking. Mo’Cha stores located in high pedestrian and vehicle traffic have the option to add drive-thru servicing, which is an added benefit to both the franchisee and the customer.

Generators

Mo’Cha stores that are located near heavily populated institutions and facilities have a built-in clientele. Franchises that are a convenient outlet for our product often see higher sales, help to establish brand awareness for the area, and more easily gain a reliable customer base.

45k+ residential population within 4 km

Areas with a residential population of approximately 45,000 are ideal for building a customer base. Residential areas that meet these criteria are typically capable of location success and long-term sustainability.

15k+ daytime population within 4 km

There should be a minimum daytime population of approximately 15,000 in the immediate area of the store during prime operating hours. This daytime population would include residents of the area as well as those who work or attend school within the 4 km radius.

Millennial/Gen Z guest base (18-34)

Mo’Cha’s largest client base is between 16 to 45 years of age. Establishing a location where these two generations are the most prevalent populations in the vicinity of the store will best position the store for success.

$75k+ household income

A store located in an area where the median household income minimum is at least $75,000 annually is recommended in order to generate consistent revenue for such store. Areas with this yearly income tend to be more mindful with food options and support food service brands with which they are familiar.

Since the actual results of individual franchises are based on factors that are not within the control of Mo’Cha Bubble Tea, we do not provide estimates of profits or revenues. However, after consulting with a Mo’Cha Bubble Tea Franchise Development Manager and reviewing the Franchise Disclosure Document (FDD), you will have the opportunity to contact our existing franchisees regarding their experiences.

What is the best source for researching a Franchising Opportunity?

Each qualified candidate receives a copy of the Mo’Cha Bubble Tea Franchise Disclosure Document (FDD), which provides the following information and more: franchisor’s financial statements, copy of the franchise agreement, copy of the area development agreement, list of existing franchisees to contact, cost breakdowns, advertising fees, royalties, and initial franchise fees.

What is the profitability of the business?

It is impossible to predict future results about the profitability of the business. There are many factors that can influence the result including: sales, location, financing terms, and ability to manage the business. For these reasons, we do not predict profitability for any store.

What happens after I submit my online application?

How long is the entire process of becoming a Mo’Cha franchisee?

The process includes applicants’ pre-approval (credit check), business plan review, location review, fully executed franchise agreement, training, construction and grand opening. On average, it takes approximately 30 days to approve an applicant. The length of time between signing the Franchise Agreement and opening a store is about 4 to 8 months.

Is it still possible to be approved as a new franchisee if I do not have direct experience before? 

Experience of food/beverage is preferred, but not necessary.

What separates Mo’Cha between its competitors?

Mo’Cha is known as the bubble tea for the North American market.

How much does it cost to open a typical Mo’Cha Bubble Tea location?

The estimated initial investment for an inline or end-cap store can be between $200,750 and $321,750 (including a $25,000+HST franchise fee). The estimated initial investment for a free-standing drive-thru store can be between $589,300 and $858,900. Your costs could be significantly higher depending on a number of factors, including your location. Please refer to the Franchise Disclosure Document for additional details.

Do you offer in-house financing?

We do not have an in-house financing program, but we are currently registered with the TD and RBC Bank and have relationships with various finance vendors.

What are the ongoing fees paid to Mo’Cha Bubble Tea?

Franchisees pay an ongoing royalty fee of 4.5% of their store's weekly sales. An additional 1% of your weekly sales will be paid into the Mo’Cha Bubble Tea National Advertising Fund. We also require that franchisees spend an additional 1% of weekly gross sales on local store marketing. Additionally, every location currently pays a technology contribution of $200 per month.

What does it cost to buy an existing Mo’Cha Store from a franchisee?

The agreement to buy an existing store is made between buyer and seller. Costs vary on a case-by-case basis.

May I qualify financially with other partners?

A single applicant must personally meet the financial qualifications. However, if a partnership or corporation is formed, we will consider the overall financial strength of the business partnership or corporation.

What is the start-up cost for a new Mo’Cha Store?

The estimated initial investment for a new store can range from $200,750 - $321,750 per unit.

Is Mo’Cha Bubble Tea easy to operate?

Do you help me find a location?

What types of locations fit into Mo’Cha Bubble Tea site criteria?

The ideal size range for a Mo’Cha Bubble Tea Franchise is generally 800-1,600 square feet. However, smaller or larger stores are an option. They're usually located in neighborhood and community strip centers, power centers, shopping malls, universities, airports, and downtown business districts. The optimal area typically has a strong residential population, strong daytime employment, dynamic retail activity and proximity to schools . It also has good street visibility and presence as well as good ingress and egress.

What type of training do you provide?

14 days re split up into three segments. Each franchisee receives one day of orientation (pre-store opening), 9 consecutive days of management training (at corporate training facility) prior to opening, and 3 days of on-site training (prior to opening and two days after opening).

How many team members do I need at a Mo’Cha Bubble Tea location?

Mo’Cha Bubble Tea recommends 6-10 team members on staff, with 2-3 in the store at any given time.

What are the Mo’Cha Bubble Tea hours of operation?

Our hours of operation are 11 a.m.-9 p.m. Monday-Friday, 11 a.m.-10 p.m. on Saturday, and 12 p.m.-8 p.m. on Sunday.

What are the territories available?

Where will training be held? Who should attend the training?

Before opening your first store, you and a designated store manager must attend the training program in the GTA which will take about 14 days.

Can I develop a Combination Store with Mo’Cha and another brand?

A Combination Store will need both brands to have a separate POS system. It is preferred to have a wall or a partition between the two brands. We have and are currently branding with Freshii locations.

Can I buy Mo’Cha ingredients and provide Mo’Cha Products in my existing Restaurant?

No, our ingredients can only be used in Mo’Cha Stores.
